Mansion with a History: Abandoned for Over a Decade, Now Up for Auction (2026)

An Unoccupied Mansion in New Zealand: A Heritage Asset or a Liability?

A grand mansion in Christchurch, New Zealand, has been left unoccupied for over a decade, and it's now up for auction 'as is'. The property, known as Stoneycroft, has a rich history dating back to its construction in 1910 as a mental hospital. It was later transformed into a restaurant and bar in the early 2000s by its current overseas owners, who purchased it for NZ$700,000. However, the 2011 earthquakes caused structural damage, leading to its closure.

Located at 79 Carmen Road in Hornby, the mansion sits on a 4,470-square-meter site overlooking the picturesque Carmen Reserve. It has been on and off the market for the past five years, and the current owners are highly motivated to sell. Tina Zhang, the Ray White Next Step Realty owner, explains, 'The current owners have decided to relocate and have no immediate plans to return. They are eager to pass on this unique home to a new owner who can appreciate its character and potential.'

The mansion is zoned for both residential and commercial use and has the potential for up to 70 parking spaces. It is listed with a rateable value of NZ$1.95 million and is set to be auctioned on March 26, 2026, unless sold beforehand. The new owner will be responsible for any future building work, as the current owners will not make any repairs or renovations.

This property presents an opportunity for someone with vision to restore and reimagine a celebrated heritage asset. However, it also raises questions about the potential liability of owning a property in such a state for an extended period. What do you think? Is this a chance to preserve history, or a missed opportunity? Share your thoughts in the comments!
